Jimmy Carter, who served as the 39th president of the United States from 1977 to 1981, died on Dec. 29, 2024, at the age of 100. Among Carter's many diplomatic achievements during his presidency, perhaps the most notable was promoting the establishment of diplomatic relations between the U.S. and China.
Recalling former U.S. president Jimmy Carter, Bruce Reynolds, a professor emeritus from the University of Virginia (UVA), told China News Network that Carter is a man of morality, intelligence. He is well-trained with committed attitude throughout his career. Besides, he is a man believed in facts and analysis.
Reynolds further pointed out that Carter is committed to making peace all his life and he is persisted in doing right things. He added that it is Carter’s courage that makes the establishment of the diplomatic relations between the U.S. and China possible, In the eyes of Carter making peace represents doing right things . 从现阶段来看，多名受访业界人士认为，全面取消公摊的条件尚未成熟。当前多数新房项目仍按照建筑面积计价，基于此，应增加公摊面积的透明度，避免公摊面积过大；与此同时，可以有更多城市试点探索“按套内面积计价”。
以北京为例，今年“五一”假期期间，记者走访海淀某新盘项目。一名房产中介对记者表示：“这处新房单价较低，但得房率不占优势，在76%左右；旁边的次新房得房率约85%。按照新房8.2万元/平方米计算，相当于买100平方米的三居，要花近200万在公摊面积上。”
据冯波介绍，事实上，“按套内建筑面积计价”并不存在制度障碍。根据现行的《商品房销售管理办法》，商品房销售计价有三种方式：按套（单元）计价、按套内建筑面积计价和建筑面积计价。
